Buying a home

We start with what you can actually spend and what you actually need, in that order. Then you see houses — real ones, in your range, in neighbourhoods that fit the life you are trying to live. When you find it, I write the offer, handle the inspection and appraisal, and tell you plainly when a house is worth stretching for and when it is not. Ten years in King and Pierce County means I have usually seen the street before.

Selling your home

A listing appointment starts with the number, because everything else follows from it. I will show you what has sold nearby, what it sold for, and what those buyers were really comparing your house against. Then we agree what is worth fixing before it goes live and what is not, and I take the photography, the listing, the showings and the negotiation from there. You get one point of contact, not a team you have never met.

What your home is worth today

Plenty of people are not ready to sell yet and just want to know where they stand — refinancing, planning a move next year, settling an estate. A market analysis costs you nothing but the conversation, and there is no obligation at the end of it. If the honest answer is wait, that is the answer you will get.

Questions we get

How much do I need for a down payment?

Less than most people think, and it depends on the loan rather than on the house. It is worth having that conversation before you start looking, because the answer changes what is worth your Saturday. I can point you at lenders who will give you a straight number without signing you up for anything.

What is my house actually worth?

The honest answer needs about twenty minutes and a look at what has sold near you in the last few months. I will show you the comparable sales rather than just quoting a figure, so you can see how the number was reached and argue with it if you disagree.

Should I fix things before I sell?

Some things pay for themselves and most things do not. Paint, light and getting the clutter out almost always return more than they cost. A new roof usually does not. I would rather talk you out of a renovation than watch you spend twenty thousand dollars to add fifteen.

Do you work with first-time buyers?

Yes, and it is a good part of the job. Expect more explaining, more questions answered twice, and no pressure to write an offer on the third house you see because the market feels frantic. It usually is not as frantic as it looks.
